    In order to better improve the utilization rate of the unit housing, according to the relevant laws and regulations of the state, the two parties have agreed to sign the lease agreement through full consultation with Party A and Party B. The terms of the contract are as follows:


    First, Party A will be located at the XX middle road bus station in the county town and pported to the shopping mall by the street gate with an area of 82.5 square meters on the east gate of the station. It will be leased to Party B for XX use.

    At the same time, Party B should abide by the regulations of water and electricity management of Party A. if there is any violation, Party A shall manage according to the water and electricity management of Party A.

    As a result of Party A's responsibility for water supply and power failure, Party B will pay a penalty of 0.5% of the total annual rental and compensate Party B's actual losses.

    If Party B is required to increase its capacity, Party B shall be responsible for its formalities and expenses.


    Eight. During the lease term, Party A shall be responsible for the normal maintenance of the main structure of the building, and if entrusted to Party B for the maintenance, the cost shall be borne by Party A.

    If Party A delays maintenance or fails to make repairs, causing damage to the premises, the loss of Party B shall be compensated by Party A.

    The cost of maintenance of various facilities, including doors and windows, shall be borne by Party B.


    Nine.

    Lease

    If the house is damaged by an irresistible natural disaster, the contract will be terminated naturally.


    Ten, during the tenancy period, Party B shall not rent the premises to the third party or change its usage without Party A's consent. When the lease term is expired or the contract is terminated, Party B shall return the premises to Party A on time. If it is necessary to renew the lease, it will have to negotiate with Party A 3 months in advance.


    Eleven, neither Party A nor Party B can terminate the contract by leasehold during the tenancy period. For example, party a must inform the Party B in advance 3 months in advance of the redevelopment and extension, and obtain the consent of Party B. If Party B needs to return, he must inform Party A 3 months in advance, and get the consent of Party A. if Party A violates the contract, he will pay a compensation fee of XXX yuan, and compensate for the loss of part of it.


    Twelve, if the contract expires, if Party B wants to renew the lease, Party A shall give priority to Party B under the same conditions.


    Thirteen. Matters not covered in this contract can be supplemented by mutual negotiation. The supplementary provisions have the same effect as the contract.


    Fourteen. Disputes arising from the execution of this contract shall be settled through consultation between the two parties. If the negotiations fail, they can be appealed to the people's court for settlement.
