In accordance with the Contract Law of the People's Republic of China, the Law of the People's Republic of China on the Administration of Urban Real Estate and other relevant laws and regulations, on the basis of equality, voluntariness and consensus, Party A and Party B have reached the following agreement on the lease of the following houses:

Article 1 Basic Information of the House

Article 2 Purpose of the House

Article 4 Rent

During the lease period, in case of market changes, both parties can separately negotiate to adjust the rent standard; In addition, the lessor shall not arbitrarily adjust the rent for any reason.

Article 5 Payment Method

Article 7 Party A's commitment to property rights

Party A guarantees that there is no property right dispute in the leased house; Unless otherwise agreed in the supplementary agreement, Party A shall complete the mortgage, mortgage debt, tax and rent before leasing the house. In case of any unsettled matters mentioned above after the lease, Party A shall assume full responsibility, and Party A shall be responsible for compensation for economic losses caused to Party B.

Article 8 Maintenance Responsibility

During the lease period, Party A shall provide the house and its attached facilities with Party B shall provide active assistance and shall not obstruct the construction.

Party A shall bear the cost of normal house overhaul; Daily house maintenance is carried out by____ Party.

Party B shall be responsible for and compensate for the losses and maintenance costs of the house and its connected equipment caused by Party B's poor management and use.

During the lease term, Party B shall implement the regulations of local relevant departments and assume full responsibility for fire safety, three guarantees in front of the door, comprehensive management and safety, security and other work, and obey Party A's supervision and inspection.

Article 9 Agreement on Decoration and Change of House Structure

Party B shall not damage the facilities of the house at will. If it needs to change the internal structure and decoration of the house or set up equipment that affects the structure of the house, it shall first obtain the written consent of Party A, and the investment shall be borne by Party B. Unless otherwise agreed, Party A shall have the right to require Party B to restore the property in its original state or pay Party A the cost required for the restoration project when the lease is terminated.

Article 10 Relevant expenses during the lease period

During the lease period of the house, the following expenses shall be paid by Party B, and Party B shall bear the liability for delay in payment:

2. Gas cost;

3. Telephone charges;

4. Property management fee;

During the lease term, if the relevant government departments collect fees related to the use of the house but not listed in the contract, Party B shall pay them.

Article 11 Expiration of Lease

Article 12 Contract termination due to Party B's responsibility

1. sublease the leased house without authorization;

2. Unauthorized transfer, sublease or use of the leased house;

3. Dismantle or change the structure of the leased house or change the purpose of the leased house without authorization;

4. Accumulative arrears of rent____ Months;

Article 13 Early Termination of Contract

Article 15 Liability for breach of contract

During the lease period, both parties must abide by the contract. Article 18 Contract Validity

The annexes to this contract are an integral part of this contract. The words filled in the blank space of this contract and its annexes have the same effect as the printed words.

Matters not specified in this contract and its annexes and supplementary agreements shall be subject to relevant laws and regulations of the People's Republic of China.

Article 19 Settlement of disputes

Any dispute arising from the performance of this contract shall be settled by both parties through negotiation. If the negotiation fails, Party A and Party B agree to submit to China International Economic and Trade Arbitration Commission Shenzhen Branch for arbitration. The arbitration award is final and binding on both parties.

Article 20 Copies of the Contract
