    Last week, a new business form, Street Mall, appeared in Chongqing market. In this regard, some market observers believe that Street Mall may become the "inevitable road" for the transformation of traditional shopping centers.

    What is Street Mall? In short, traditional shopping centers generally need to build four to five floors (not including garages), and all shops are clustered in one or two buildings. Street Mall divides the highly concentrated shops into several group shops or independent shops, each of which only has about 2 floors. The block form between the shops is used to form a converged commercial form in the outer street. At present, the successful business cases of Mall in China include Shenzhen COCOPARK, Welcome Coast, etc. The relevant person in charge of Jinyu Times Center, which first launched Street Mall in Chongqing, said that the business plan of Jinyu Times Center covering an area of more than 70000 square meters was originally designed as a traditional shopping center in the inner street, but with the explosion of a large number of centralized businesses and the impact of e-commerce, they believed that it was not feasible to build another centralized shopping center. After repeated research, Jinyu's product research and development team decided to change the original centralized shopping mall to street mall.


    According to the changed design, Jinyu Times Central Street Mall is divided into three horizontal and two vertical independent open blocks. Each block is planned to be 11 corresponding but separate commercial Mall. More importantly, all the shops originally designed as five floors above the ground have been changed to open commercial Mall with only two floors.

After the opening of the shopping center last year, its main store has been in light business, but its several businesses near the lake are popular because of a strong sense of experience. "The transformation of traditional shopping centers is imperative."


    The reporter learned that the world famous accounting firm PfL&Young once released a group of data: from 1995 to 2005, more than 2300 shopping malls were built in the United States, but more than 800 died from 2005 to 2013.


       Chen Zhengbin Said: "The American Shopping Mall phenomenon will soon be staged in China. At present, there have been quite a number of cases of the decline of shopping centers in the first tier cities of Beijing, Shanghai, Guangzhou and Shenzhen in China."


       Street Mall More open and flexible form


    The relevant person in charge of Jinyu Real Estate said that Street Mall will make full use of street scenery, vegetation, etc. to create a more comfortable ecological environment and truly realize shopping in the park. From the perspective of shop investment, Street Mall is also very different from traditional Shopping Mall.


    First of all, the design of Street Mall pays more attention to experience and interaction. Shopping Mall cannot fully meet the needs of future transformation due to its lattice shop design form and interior street space.


    Secondly, Street Mall is more conducive to revitalizing commerce. Go to the shopping mall to watch a movie. If the mall closes late, consumers can only go out from the garage or small door on the second floor of the basement. Mall is relatively independent, which will play a better role in promoting experiential commerce.


    "Street Mall will become a new business form that can resist the impact of e-commerce after the traditional shopping mall." Chen Zhengbin also suggested that a large number of shopping centers should reflect on: What are we doing to build beautiful buildings? Or a place that can really satisfy residents' consumption?
