Interview With Audemars Pigeut, President Of China Peng Tao, The Occupancy Rate Dropped By 70.3%.
As spring blossoms, the sharing industry has begun to recover slowly.
"The new crown pneumonia epidemic has brought unprecedented challenges to us, especially in January and February, when a large number of orders were returned. Fortunately, that stage has passed, and tourism and shared accommodation will be a blue ocean in the future. In March 27th, Peng Tao, President of Audemars Pigeut welcomes China, told the exclusive interview of twenty-first Century economic report reporter that the plan to maintain the listing in 2020 has not changed.
On the same day, Audemars Pigeut welcomed the launch of Audemars Pigeut's "heart" plan to welcome the community in China. It plans to launch a 70 million special fund to revitalize the sharing industry from three aspects, namely, landlords, tenants and communities. Audemars Pigeut welcomes co founder Bai Si Qi, saying that the epidemic will not change China's important position in Audemars Pigeut's business plan, and will continue to invest in China.

Occupancy rate decreased by 70.3%
In the past two months, the Audemars Pigeut home industry as a representative is experiencing an unprecedented blow. The World Tourism Council (WTTA) estimates that the new crown pneumonia epidemic has caused losses to the global tourism industry to US $22 billion, and the residential sector has been seriously involved.
The impact and trend report of the new crown epidemic on China's lodging industry released in March 11th by the China Hotel Association shows that 74.29% of hotels and residential places have closed directly in 2020, with an average closing time of 27 days, while the occupancy rate of homestay is down 70.30% on average.
Before that, as the hottest subdivision area of accommodation industry, homestay was favored by capital. The information sharing center of the National Information Center showed that the volume of China's shared accommodation market in 2018 was 16 billion 500 million yuan, up 37.5% over the same period last year. The report predicts that in the next three years, the market will continue to maintain a growth rate of around 50%.
The epidemic obviously pressed the pause button for the home stay industry. "Looking back at historical data, the tourism industry is the most resilient sector. The recovery time from large-scale crisis events has been shortened year by year. In 2001, the United States suffered a terrorist attack, which was resumed in 26 months. It took us only 10 months to recover the natural disasters in 2018. Peng Tao believes that shared accommodation is still a platform connecting people and people, and rigid demand has always been there.
With the resumption of work everywhere, the home stay industry has been slow to pick up. Data show that as of the end of February, the proportion of rehousing enterprises has reached 63.3%, and the staff recovery rate has reached 65%. The average occupancy rate of Hotel National and residential quarters is expected to be about 18% in the first quarter.
In some developed areas, in order to prevent imported cases, local residents can only accept tourists in the area after being opened, and tourists from other places are not allowed to receive them. High operating costs, low traffic volume, tight cash flow and other problems still haunt practitioners.
In March 25th, Audemars Pigeut held a telephone conference with bankers to discuss the extension of the existing $1 billion debt financing arrangements. In the wake of the global epidemic, Audemars Pigeut is trying to raise more funds to cope with the impact of the epidemic's slowing growth.
Opening up new scenes
The platforms also open up new consumption scenarios. During the epidemic, Audemars Pigeut welcomed the launch of monthly and weekly rental housing. Peng Tao said that this kind of demand performance was more popular than usual. Audemars Pigeut's weekly users who welcomed the tenant marketing center increased by 96% over the activity line.
From the perspective of tenants, more than 1/3 of tenants in the weekly rental customers have visited Audemars Pigeut; among the monthly rent users, close to 1/3 users have seen Audemars Pigeut welcome. At the same time, 60% of landlords are willing to continue to increase the proportion of weekly rents to ease operating pressure.
"We expect that the tourism industry will start to recover from short distance cities and peripheral tourism, and then gradually spread to provinces and cities." Peng Tao said.
And the residents are still suffering. Yang Yang, who worked in Shanghai's homestay industry, told the twenty-first Century business reporter that he had rented 9 rooms in the downtown area of Shaanxi South Road and Xintiandi, the annual rent was 720 thousand yuan, and the annual turnover was 100-110 million. Since the beginning of January 20th, the market orders have been cancelled. "These houses are located in residential areas, and now they can't receive tourists. The rents have been thrown into the water."
If the industry is still not improving, he will not continue to invest. If a breach is made, a deposit of 120 thousand yuan will be lost. "This year, I was prepared to work as a homestay full-time and quit my job. Now I'm going to find a job again. " Yang Yang said.
In order to help homeowners to ease the pressure on cash flow, Audemars Pigeut will welcome the sale of prepaid housing activities on the platform of the national brand home hostel landlords in the near future. For the participating landlords who meet the requirements of the activity conditions, the platform promises to pay 50% of the actual amount payable in advance to the Housing East, helping the landlords of the brand residents to lock in the proceeds ahead of schedule.
At present, the platform survey data show that 99% of the landlords will remain active or neutral in the future. Among the landlords who maintained a positive attitude, 72% of the landlords expressed the future "scale unchanged" or "increased scale".
In order to restore industry confidence, most platforms are in action. The platform, including Ctrip, where to go, short ants to rent, and so on, launched the online marketing campaign of "early bird reporting". By integrating hundreds of millions of traffic channels and promoting resources, the platform owners could help the landlord to harvest orders more quickly. Audemars Pigeut's internal data show that this year's "51" small holiday domestic tour volume search volume, an increase of 2.5 times compared to the same period last year, this summer domestic travel volume search volume is also higher than the same period. This means that after the epidemic becomes more stable, Chinese people have gradually begun to plan for future holidays, and the willingness to travel is stronger than before, especially in the same city, surrounding areas and short trips.
In Peng Tao's view, the market downturn is the opportunity for the platform and the landlord to improve their internal strength. "I have confidence in the recovery of the whole industry, and some new growth opportunities bring new opportunities. In the future, high quality homestay will be easier to survive. Family travel, weekly rental and housing replacement need always exist. There will always be unexpected new products coming out. "
