After check-out procedures, developers return the purchase price according to the original purchase price.
If it is the family that loans to buy a house, the developer and the purchaser first apply for the cancellation of the bank loan, and then rescission the purchase contract. The developer has to repay the principal of the bank loan, and the loan interest and the liquidated damages shall be borne by the buyers.
For those who have obtained the property certificate, the Municipal Construction Committee will make a decision to cancel the registration, withdraw the property certificate or cancel the property certificate. The housing shall be repurchased at the original price by the district or county housing insurance department or its designated institution.
The new regulation also stipulates that if the buyer refuses to return, the district housing security department or the housing sales unit may apply for enforcement by the people's court according to law.
