Self Service Warehousing: Add An External Hard Drive To Life And Business.
For a lady who likes shopping, the most worrying thing is that clothes, shoes and bags can not be shelved at home. It is a pity to throw them away. Is there a small warehouse that can keep clothes from moldy, not moth eaten, and at the same time, the price is not so expensive?
For a family, when Shanghai's housing prices soar, 35% of the family's space is used to store all kinds of furniture and collections that are not available.
How can we make the living space become spacious, bright and tidy? The premise is not to abandon the memory of the family, so that these memories (books, pictures, toys, furniture, etc.) are kept at a reasonable and reasonable price.

Data, documents and documents between companies and suppliers occupy a lot of space.

How can we preserve these data properly while avoiding the risk of loss?
Low price, constant temperature and humidity, safety and convenience, individuals, families and companies all want to be able to connect themselves with a hard disk. This hard disk can accept all those objects that need not be stored in the hard disk.
New way of life
Two years ago, Chen Yu returned from the us to Shanghai for 20 years, and began to run a self-service storage project named yo yo space.
The project was originally conceived in the United States. After careful assessment, Chen Yu and his team believe that the business model in China's super large cities, such as Shanghai and Beijing, can bring innovation to the lifestyle and be accepted by consumers.
Soon Chen Yu set up a "leisurely space" storage facility in Yangpu, Shanghai.
When Chen Yu and his friends studied and worked in Japan and the United States, at that time, the United States created a new business model. Although many American families lived in small villas, self-service warehousing was still accepted by people. Apart from those who lived in apartments hoping to make more room for their living, even the owners of the villa were willing to store their belongings in these private storage spaces such as their husband's interest in golf and fishing, while wives were drum drums and Cello lovers. They would meet with different friends circle each week and use balls, fishing tackle or musical instruments, and the external warehouses could meet their specific private needs. This idea comes from
When Chen Yu was in the United States, he collected a lot of books in self-service warehouses. After many years, he decided to go back to business, and he also checked them back.
"A lot of books you may not read it over and over, but as long as you stay, every time you pick up a book, it's a private time and memory."
In 1965, self service warehousing projects became popular in the United States.
According to the statistics of the international warehouse Association, by the end of 2009, 5 companies in the United States had operated self-service warehousing businesses, which had developed 46 thousand warehousing facilities, and ten households in the US family had users of self-service storage facilities.
Even during the financial crisis, self-service warehousing was not as slippery as other industries. In 2009, when the financial crisis swept the US, more than 250 self-service warehouses were built.
In 2010, the US self-service storage industry's revenue was about US $20 billion.
The development of facilities in the last ten years has also created a new explosive growth trend. From 1965 to 1990, the United States built the first one hundred million cubic feet facility, which took 25 years, while second second cubic feet of facilities were built for eight years.
In 2004 ~2005, in the past year, the United States built a total of 400 million cubic feet of facilities (about 8694).
Japan's major cities soon introduced self-service warehousing projects and increased Japanese style lean management methods, making this project popular among consumers in Japan.
From warehousing to Internet of things
Chen Yu believes that after adopting the lean management mode in Japan, the functions of consumers such as constant temperature, humidity, safety, convenience and so on can be further strengthened.
For example, when a client completes her work, she drives to a self-service storage facility at 12 midnight and hopes to get a personal belongings for second days. She must hold an exclusive IC electronic smart card to enter the storehouse's floor. When she enters the aisle, the induction lamp on the aisle lights up in turn. Finally, she arrives at her small warehouse, opens the lock set by herself, and takes out what she wants.
To this customer, the whole process looks very simple and convenient, but in fact, every detail has its mystery. For example, in this three storey self-service storage facility, the customer can use IC smart card to swipe card to use elevators, only to enter the storehouse of the warehouse she rented. A large number of infrared cameras are distributed around the facilities, and the monitoring facilities are opened 24 hours to ensure the safety of customers' storage items; even how to hang a lock on the door and the facilities behind it are patented technology.
From the space of 0.7 square meters to the space of 20 square meters, Chen Yu and his team designed more than 20 different warehouses for consumers to choose. The most popular 5 square meter space seems to be only as large as an elevator car.
These spaces vary from two hundred or three hundred yuan to more than 1000 yuan a month, and the price is much cheaper than the rental of specialized houses in the market for storing goods.
"Chinese and European and Japanese clients, as well as Chinese working and living overseas, have relatively high acceptance of such facilities."
Chen Yu said.
Large storage facilities have also attracted many business customers.
There is no doubt that the value added space is not big enough to provide facilities.
Chen Yu found that with the wide spread of the concept of the Internet of things, the simple storage facilities in the past can also build new business models.
More importantly, whether we can get through the upstream and downstream of the entire warehouse, for example, how to establish a good customer response system: from the beginning of the customer's decision to use the storage facilities, we can provide a full range of services -- packaging, pportation, warehousing and so on. In this process, the equipment such as RFID, infrared sensors, positioning system and laser scanner can upload the stored goods information to the Internet, so as to realize the intelligent identification, location, monitoring and management.
When a gallery chooses a leisurely space for storage, all collections can be scanned and uploaded to the Internet. If the gallery wants to show a collection to its customers, it can log on to the Internet remotely.
Like other service enterprises, scale is the next step in the long space. Chen Yu hopes to copy the successful experience of the first facility at the right cost. After all, the capital invested in the first facility is huge. Next, it is foreseeable that the cost of finding enough space to build storage facilities will remain high.
"From the current experience, location is very important, and functional subdivision is also important according to customer needs."
Chen Yu analysis, "the real threshold of this industry should be that the providers of facilities can provide enough safe and reliable services throughout the whole process."
