Chen Zhengbang: at present, we have the following K11 projects in China: in 2009, our K11 opened the first global shopping center in Hongkong, and then we had our projects in Wuhan and Shanghai, while Shanghai had K11 office, and now it is Guangzhou.

At present, Guangzhou K11 Office has pre lease about 40% of the office space, and the intention tenants are determined to be strong and famous enterprises. More than half of them are multinational companies and fortune 500 companies, including KPMG accounting firm, Jin Du law firm, Dacheng Law Firm, Zhongyi life insurance, Adidas, etc.
It is estimated that Guangzhou K11 Office will be the largest office building in the world's top 500 enterprises when it is officially put into operation.

Chen Zhengbang: Guangzhou is the economic center of China's Southern China region. Zhujiang New Town is the third CBD area approved by the State Council after Beijing Chaoyang China World Trade Center, Shanghai Pudong Lujiazui.
The K11 Office stationed in the Pearl River new town is conducive to integrating the advantageous resources of Tianhe CBD community, and radiating the concept of "art, humanity and nature" advocated by K11 to the whole community and even the whole of Guangzhou.
Now, Guangzhou's economic development is very good, especially the professional services industry. We see that their demand is quite large, so we are optimistic about the development of CBD.
Many companies move from other areas to Zhujiang New Town, and the office buildings that rent are no less than 1 times the growth area. From this point of view, enterprises also feel that their development will be good in the future.

K11 has a special feature. We will cultivate local artists in different cities.
For example, before we built an art village in Wuhan, we found some talented and potential artists in Wuhan to provide accommodation and creative space for them. In Shanghai, we found famous artists to build our art circles, and bought some works of local artists in our shopping malls.
In Guangzhou, we will also make similar arrangements. We will cultivate local artists in Guangdong so that they can grow up in K11, and even help them move towards the whole country and to the international arena.
Reporter: how can the concept of art office be embodied in office buildings?
Chen Zhengbang: first, it is our design, decoration and space. We will constantly pform some international and local artworks in different places, so that employees and tenants can see more thinking and get more new mental stimulation.
Second, we will organize some activities. There are many public spaces to interact with tenants and tenants. We will interact with tenants. In the future, we will have more workshops for our businesses and tenants.
Reporter: how much is the rent for the K11 program? In the future, it will become the two largest coordinate in Guangzhou with the West Tower. How do we see the competition between them?
Chen Zhengbang: Guangzhou K11 rent is 250~300 yuan / square meter.
The market cake will grow spontaneously, and the competition with West Tower is only one aspect.
Instead, what we should see more is: first, we have confidence in Guangzhou, confidence in Zhujiang New Town, and confidence in our K11 project. Many enterprises are already in contact with us two years ago. Second, tenants have confidence in their own industry, and many enterprises expect to grow by more than 100% in one or two years.
