It is understood that the location of Lianda shopping mall Taitung Wanda shop was originally a WAL-MART hypermarket. In March 25th of this year, WAL-MART Qingdao Taitung store was officially closed. The reason for closing shop is unknown. It is reported that the shop has been running WAL-MART for 10 years and is the last store in Qingdao.
Less than a month after the closure of WAL-MART Taitung store, Liqun announced that it would lease the property.
On the night of April 18th, Liqun commercial group Limited by Share Ltd (hereinafter referred to as "Liqun") announced that Liqun group Qingdao Liqun Commercial Building Co., Ltd. (hereinafter referred to as "Liqun commercial building") and Dalian branch Commercial Investment Co., Ltd. Qingdao branch (hereinafter referred to as "Dalian side") signed the lease contract on Qingdao Taitung Wanda Plaza. The two storey and three storey building of Qingdao Taitung Wanda Plaza will be used for the operation of the supermarket business, with a construction area of 18717 square meters. The opening date is the starting date of the lease and the lease term is 15 years.
The monthly rent standard of the tenancy target for the first year to second years is RMB 40 yuan / month / square meter (construction area). From third years (inclusive), the rent standard of every two years increases by 3% on the basis of the rent standard of the previous year. The total rent is about 149 million yuan during the lease.
Liqun shares said that the leasing project is located in the famous commercial street of Qingdao Taitung commercial circle, Taitung commercial pedestrian street, next to Liqun commercial building. Before the company leased, the property was rented to WAL-MART for supermarket operation, forming a competitive situation with Liqun commercial supermarket.
After the exit of WAL-MART supermarket, Liqun commercial building leased the property and operated it in the supermarket. The lease is conducive to further expanding the operating area of Liqun commercial supermarket, enriching business categories, effectively improving the profit contribution ratio of supermarket formats, and also conducive to the overall business performance growth of Liqun commercial building.
At the same time, through leasing the project, Liqun shares will further improve the market layout in the Qingdao region, expand the scale of operation of the supermarket format, and enhance the overall profitability level, in line with its strategic planning.
