In the tumultuous rhythm of the gong and drum, the lion dance moves before and after, when the pace is light and heavy, and the time is slow and urgent. After a dazzling dance step, the lion leaped over the high pile and took the advantage of hanging on the high side, pushing the performance to a climax. In tradition, hanging "Li" is often accompanied by a fresh lettuce, meaning "making money", which is called "picking green".

Since the end of 2014, during the Spring Festival every year, the big shopping mall in Beijing Chaoyang North Road, Longhu long Ying Tian street, will invite the lion dance team to do "pick green" activities in the mall. Its implication is that on the first day of the lunar new year, it brings good results to businesses.

Before the Spring Festival of mice in 2020, the shopping malls had invited the lion dance team as usual. Many merchants also signed up for it.

But the sudden outbreak broke the original rhythm. At the beginning of the year, the outbreak of pneumonia caused by the new coronavirus broke out in Wuhan and spread along with the migration tide brought by the return of the Spring Festival or travel. By the Spring Festival (January 25th), 51 cases have been diagnosed in Beijing. By February 5th, the number of confirmed cases in Beijing has increased to 274 cases.

The impact of physical commerce is visible to the naked eye. Due to the large number of social activities and gathering activities, the shopping malls in Beijing have been left behind. With the spread of the epidemic, more and more businesses are closing up. While shopping malls have rapidly strengthened their protective measures, they have also reduced some offline publicity activities. In the end, Chang Ying Street changed the activity of "picking green" to the outside, and the time was shorter than usual.

Not only in Beijing, but the real businesses everywhere are hard to escape. According to the Ministry of Commerce, the sales volume of national retail and catering enterprises reached about 10050 billion yuan in the six (from February 4th to 10th) of new year's Eve in early 2019. It is not difficult to estimate that the loss of real business in the epidemic is 100 billion.

Nevertheless, the resilience of the various economic entities is gradually showing up under heavy pressure. As a response, many brands have stepped up online promotion. Some shopping malls are also launching online operations. In January 30th, Longhu group, the operator of the long Ying Street Street, announced that half of the rental costs (including property management fees and promotion fees) for all businesses in its shopping malls would be 67 days.

    Shopping malls are left behind.

Long Ying Street, 220 thousand square meters in volume, is the largest commercial real estate project in Longhu group. It is also the largest shopping mall in Beijing. Last week's average traffic volume was around 350 thousand. In the first half of 2019, the rental rate of long Ying Street was 98.4%, and the rental income was 220 million yuan.

Some businessmen told the economic report twenty-first Century that affected by the epidemic, the traffic volume of the long Ying Street has declined significantly since the beginning of the new year thirty. Reporters learned that, in the current passenger flow, a considerable number of customers go to Yonghui supermarket, the purpose is to buy life essential goods.

At present, there are more than 500 merchants in the long Ying Street street. While the traffic volume is decreasing, some businesses are closing down. As of February 6th, there were more than 200 businesses in business.

Because of increasing popularity and enhancing customer stickiness, experiential format is one of the most popular formats in recent years. However, due to the requirements of epidemic prevention and control, this has also become the earliest store closed by shopping malls. In twenty-first Century, the business reporter reported that in the major shopping malls of Beijing, cinema, KTV, gym, early education and other stores were a group of shops that were closed earlier, and they were compulsive shops.

Catering, clothing, retail and other formats are also heavily closed, although some of them are still open, but their performance is poor. In Chaoyang Joy City, a well-known fast fashion clothing brand responsible person told reporters that the daily turnover is about 200 thousand, and has dropped to 20 thousand yuan in recent days.

By contrast, drugstores and supermarkets are doing a better job. However, according to a reporter's survey, the sales volume of supermarkets and pharmacies in the shopping mall is generally lower than that of weekdays; the community supermarkets are relatively hot, because the restriction of the logistics system leads to the reduction of online shopping, and the turnover of these supermarkets is generally better than that of weekdays.

During the Spring Festival, the Wanda Plaza in Tongzhou is also a "cool place". There are very few visitors in the mall, and about half of the stores are closed. Close to shopping malls, catering oriented block type business "Golden Street", closed shop situation is more than 90%, only a few milk tea shops and chain fast food shops open.

On the morning of February 2nd, the property officers put a notice on the related matters of the Golden Street Spring Festival holiday to the shops of golden street from the door. This document will extend the deadline for the prevention and control of the epidemic. At the same time, it is suggested that the catering format should provide meals for the guests in the form of take out / pack.

As a representative of Beijing's open block business, there are also shops in Sanlitun, which are mainly closed to restaurants and entertainment stores. Taigi Li said to the twenty-first Century economic report that, according to preliminary assessment, the traffic volume of Sanlitun's Taigi Li fell by about 90% compared with the same period last year.

According to the twenty-first Century economic report, after the Spring Festival, more than half of the businesses in Beijing are still in business. Some practitioners told reporters that during the epidemic, the shopping malls generally dropped by more than 90% than usual.

Besides Beijing, physical businesses across the country have been greatly affected. Gao Haiyan, vice president of the famous maternal and child brand Yue you pregnant baby marketing, told the twenty-first Century economic report that the brand suspended about 45% of the direct stores during the epidemic. For this reason, technicians have to work overtime during the Spring Festival to improve the online sales platform.

The restaurant turned into a "vegetable shop".

In this epidemic, food and beverage has become another industry with positive impact outside the experiential format.

A well-known Yunnan food store owner in Wanda Plaza, Tongzhou, told the twenty-first Century economic report that at the peak of normal meals, the store needed to wait in line, and now there are less than ten tables of guests entering the restaurant every day.

The number of takeaway orders is lower than usual. In February 2nd, a takeaway member of Shenzhen was diagnosed with the news. Subsequently, the number of takeaway orders decreased again. For the sake of safety precaution, merchants set up a sign of "halt on foot" at the door, asking the takeaway to fetch meals outside the shop, instead of entering the shop as usual.

Affected by this, the average daily turnover of the merchant fell from about 40 thousand to one thousand or two thousand yuan.

In February 5th, the reporter found that about 70% of the restaurant shops were closed and only a few restaurants were open, but the business was rather cold.

Zhang Lin, manager of the famous restaurant chain, "the Spring Festival is the traditional peak season for the catering industry." Among them, only on the thirty day of the new year, the store opened four hours of the new year's Eve time for guests to make reservations, the initial booking is also quite ideal.

But the impact of the outbreak is sudden. During the Spring Festival, the store handled more than 100 desks and ordered more than 60 tables only on New Year's Eve. At the same time, according to the requirements of the company for epidemic prevention and control, the distance between the dining table and the dining table has increased to less than one meter, and the number of dining tables has been reduced by about half as much as 1.5 meters. However, due to the small volume of shopping malls, there are still few consumers coming to eat.

As a response, Zhang Lin opened a "convenience food station" at the store according to the company's requirements, and sold the fruits, vegetables, condiments, fresh, finished products and semi-finished products in a parity way by using the supply chain of Dongpo, to provide convenience for the surrounding people. Stores also increased takeaway efforts. But at present, the turnover is still significantly lower than usual.

Compared with the catering in the shopping mall, the restaurants that are not included in the shopping mall are facing more difficulties. Reporters in Chaoyang District, Beijing, the district survey found that for the prevention and control of the epidemic, many restaurants were forced to close after the Spring Festival. Before closing, some shops sell vegetables and fresh products at a discount.

According to the characteristics of the catering industry, most hotels will be stocked up before the Spring Festival to meet the needs of the peak season. Nowadays, not only the operating income has sunk, but also the cost is hard to recover. In many cities, "Hotel stalls sell vegetables".

Guangdong food and Beverage Service Industry Association released the "Guangdong catering enterprises affected by the epidemic impact investigation and analysis report", pointed out that during the Spring Festival period, 30% of the enterprises which continued to run business decreased by 5 over the same period, of which 30% of the business income was almost 0. Most enterprises are faced with multiple cost pressures, such as rent, labor, energy and tax, and the difficulty of passenger flow and cash flow is difficult to alleviate.

Government and enterprises are facing difficulties together.

In recent years, the entity business once encountered the impact of the electricity supplier. But after a series of measures such as intellectualization and online, this influence is weakening. The emergence of this epidemic has brought physical commerce back to trial.

Most respondents believe that the impact of the new crown epidemic is greater than the SARS epidemic in 2003. Because both the governments at all levels and the public are more aware of the epidemic situation, and the frequency of shopping and dining is obviously lower than that of SARS. The aforementioned practitioners also indicated that, on the one hand, the duration of the epidemic is not yet clear; on the other hand, whether the behavior patterns of consumers will change after the outbreak is still to be assessed. Therefore, the specific impact remains to be seen.

Nevertheless, positive measures have been launched. The first is epidemic prevention. Beginning with the beginning of the new year, the mall measured the body temperature every day to the staff and customers, and asked everyone to wear masks. For business shops, they are sterilized once every two hours, while dispensing hand sanitizers for customers. In addition, the mall is also preparing a paper drawing in the elevator room to prevent the virus from passing through the elevator button.

According to the briefing, the manpower and material resources of shopping malls in epidemic prevention are several times higher than usual. Most shopping malls also shorten the business hours during the epidemic.

In upgrading sales, online has become a common choice under the epidemic. After the outbreak, the long Ying Tian street, through official micro-blog, WeChat public number and other platforms, carried out a unified online publicity for the shops, which attracted about 100 shops (except catering).

Besides promotion, rent reduction is more direct. According to incomplete statistics, nearly 100 commercial real estate operators in the country have implemented such measures as rent reduction, property fee and so on. The reduction ranges from half to full exemption, ranging from one week to two months.

In fact, even though operators are making huge profits, it is still not enough for many businesses to make up for the losses caused by the epidemic. Almost all the respondents told the twenty-first Century economic report that, in view of this force majeure, they hope to get preferential policies in other areas such as taxes and fees.

In February 1st, the five departments of the central bank, the Ministry of Finance and the Banking Regulatory Commission jointly issued the circular on further strengthening financial support to prevent and control the epidemic of pneumonia caused by new coronavirus. It is pointed out that the wholesale and retail businesses, housing and catering, logistics and transportation, cultural tourism and other industries that are affected by the epidemic, as well as enterprises with prospects for development, but temporarily affected by the epidemic, especially small and micro enterprises, should not blindly loan, break loans or suppress loans.

Since February, Beijing, Shanghai, Suzhou, Ningbo, Taizhou, Guangdong and other provinces and cities have issued relevant documents supporting small and medium-sized enterprises and small and micro enterprises. These documents will benefit the real business to a certain extent.

But the outbreak is still reminding operators and brand dealers that they need to continuously improve the operation mode and brand management mode of commercial real estate, so as to make them more capable of resisting risks.

Wang Yongping, President of the all union commercial real estate committee, said that the industry suffered huge losses during the epidemic. However, if the reflection is correct, some of the existing short boards can still be remedied. For example, as long as new measures are launched, there will be more entry and imagination in online and smart commerce.

People in the legal profession have also pointed out that it is suggested that a government, Party A and B three parties should jointly formulate laws and regulations. For tenants who want to reduce rent or terminate the lease contract due to epidemic situation, they can refer to the provisions of force majeure, change of circumstances and fair principle.

Zhang Lin once witnessed the SARS epidemic in 2003. He said that for merchants, what we can do at this stage is to cooperate with the government departments to respond positively. "Let the epidemic end as soon as possible, and things will slowly get better."
