    Over the past few years, with hundreds of billions of housing companies from 0 to 30, countless professional managers have been able to find their jobs in various groups and regions of major companies.

    However, since last year, Vanke, poly, Huarun and so on have carried out regional and personnel changes, and the real estate industry has also experienced executives turnover and changes. In an uncertain environment, enterprises and individuals have to find their own positions again, such as sailing against the current, not moving forward or backward; some of them are destined to be eliminated.

    Behind the change of region

    In February 24th, Biguiyuan announced the first large-scale personnel and organizational adjustment in 2020, involving multiple executive changes at the two levels of the group and the region.

    The internal documents show that at the headquarters level, the two core departments of the strategy and design will be merged to further streamline the structure.

    What is more noteworthy is the adjustment at the regional level, mainly merging the small area previously divided into larger areas, such as Shanghai, Shanghai and Soviet Union as the Shanghai and Soviet areas, Gansu, Lanbi merged into Gansu region, Shandong, northern Shandong merged into Shandong region, Jiangsu, Suzhou, Su Nanhe and Jiangsu area.

    According to the twenty-first Century economic report reporter, after the adjustment of Biguiyuan, 14 areas were reduced, leaving 53 regions, and two headquarters of guangheng and Hui Nan (similar to regional settings).

    In fact, in March of last year, Biguiyuan adjusted its structure at headquarters level, merged and abolished departments with overlapping functions, and headquarters staff also shunted and optimized.

    At the end of June, Biguiyuan also integrated the original Beijing, Jingdong, Jingnan, Jingxi and Jingbei areas from the original five regions into two regions, namely the Beijing region and the northeastern part of Beijing.

    This adjustment can be said to follow the "thin" context before, and continue to operate from the regional level, correspondingly, it will inevitably bring about the optimization and flow of personnel.

    According to the principle of "longitudinal rotation" by Mo Bin, President of Biguiyuan, the regional and personnel turnover involves more than 30 executives' job changes, mostly for group and regional rotation. For example, Peng Zhibin, general manager of the former human resource management center, has been replaced by Gansu regional president, and former Hunan regional president Li Xiaolin has changed to general manager of human resource management center.

    Biguiyuan insiders revealed that the adjustment was reduced by 14 regions, and some jobs were definitely exempt and some of them were leaving.

    Biguiyuan people said that structural adjustment is the company's initiative, but also a normal response, the market and the environment has changed.

    Compared with most housing enterprises, the regional structure of Biguiyuan is much deeper and subdivided compared with most of the housing enterprises. According to Mo Bin, in 2016-2018 years, country garden had carried out regional "fission", divided into more than 100 regions at the most, and many small areas were divided below the Yangtze River Delta and the Pearl River Delta region, in order to adapt to the outbreak of the four or five line market at that time.

    Compared with other leading housing enterprises, there are far fewer regions. For example, Vanke has only four major regions, and there are seven regions in the area. There are 30 cities in sunshine city.

    Now, the developer who once went deep into the four or five line town and claimed to develop the whole line is actively shrinking the front line.

    As mentioned earlier, country garden is starting to merge some areas since last year. This is also a large-scale cancellation of some small areas, and merged into a large area. Similarly, this is also an operation that adapts to market changes.

    After the three or four line and four or five line market explosion, the whole line strategy seems to be out of date. Biguiyuan continued to emphasize last year, the strategic layout of the five core city groups, and no longer mention the development of the whole line.

    Organizational change in progress

    Corresponding to business change and strategic positioning, organizational structure and personnel must be adjusted with the times, which can be said to be the active choice of the housing giants of Vanke and Biguiyuan.

    Before Biguiyuan, other heads of housing companies have been conducting organizational changes. As the main organizational form of Housing enterprises, the region is being given more and more important functions and powers, and the group has become a resource and support platform.

    In December 24, 2019, Vanke launched a major shift in regional personnel, involving the total appointment and removal of 14 cities, and several cities were always removed from the original area, such as Ji'nan's total transfer to Foshan, Xining's total transfer to Changsha, Ningbo's total transfer to the southern region, and regional internal rotation, for example, within the Shanghai region, Shanghai was transferred to Wuxi, Ningbo was transferred to Nantong. Shenyang's total transfer to Ji'nan.

    In November last year, the development of the central enterprises' real estate business, poly development, also carried out regional and personnel adjustments, involving many regions such as Jiangsu, Zhejiang, Shanxi, southern Zhejiang, Beijing, Tianjin and Hebei.     Under the background of diversified industries, the traditional regional division is obviously not enough for large housing enterprises to operate freely. Outside the region, the head office has set up an independent vertical new business segment.

    Vanke proposed convergence and focus on upgrading the basic business early last year. It divided the business into five major BG and five BU. The former refers to four large regions and property, the latter refers to business, logistics, long lease, ice and snow business.

    Innovation has set up Wen Lu, exhibition and Kangyang group, and Hengda has long been independent of new energy vehicles, cultural tours and health.

    Apart from the real estate industry, Biguiyuan agricultural and robotics sector has also been independent. The robot group, which invested heavily, transported the robot restaurant to Wuhan in the outbreak, providing a safe and convenient hot meal for the local health care workers.

    Shenzhen real estate observers Xu Feng believes that the vast majority of housing companies are seeking transformation, the original business contraction, adjustment, new business on-line, will also bring people to leave and change, this process is inevitable.
