    In accordance with the contract law of the People's Republic of China and the relevant provisions, in order to clarify the relationship between Party A and Party B's rights and obligations, the two parties shall, under the principle of voluntariness, equality and equivalence, be fully negotiated to establish a specific contract.


    Article 1 rental contents


    Party A will lease the premises on the front of the city code to Party B. Party A has legal title to the premises to be rented.

    (seven) Party A should promptly repair or replace the above equipment and facilities. If Party A fails to implement it in time, Party B has the right to repair or replace it on the basis of cost.


    Ten, Party B

    Ninth breach of contract


    Twenty-one. Rental contracts signed by Party A and B. After Party B has paid the deposit, Party A fails to transfer the premises and equipment to Party B in due time. Party A shall pay the party a 1% of the annual rent per day, and at the same time Party B shall have the right to recover the deposit for the delay period until all the contracts are terminated.


    Twenty-two. During the validity period of the contract, Party B has the right to refuse to pay the excess rent without Party B's consent, Party A raises the rent unilaterally.


    Twenty-three, any party unilaterally cancels or interrupts the contract, and shall notify the other party two months in advance.


    Twenty-four, Party B fails to pay all the accounts payable to Party A on time. It is a breach of contract by Party B. Every day of overdue payment, Party A shall pay to Party A 1% of the default amount per day except for the outstanding debts. More than 60 days, Party A has the right to take measures to recover the house.


    Twenty-five, due to irresistible factors which cause the contract to fail to perform normally, it shall not be regarded as a breach of contract. Party A shall refund the rent that Party B has already paid to Party B.


    Twenty-six, Party B fails to perform normal business due to Party A's cause, causing economic losses to Party B. Party A shall assume responsibility and compensate Party B's economic losses.


    Tenth article Entry into force of contract Dispute resolution


    Twenty-seven. After the contract is signed by the legal representative or authorized agent of Party A and B, Party B will take effect after the deposit is paid, and that is, it has legal effect.


    Twenty-eight, in the course of the execution of the contract, if there is any dispute, the two sides should consult with each other, and if the negotiation fails, they can appeal to the people's Court of the place where the house is located.


    Twenty-nine. Matters not covered by this contract shall be settled through consultation between Party A and Party B, and a supplementary agreement shall be signed separately. The supplementary agreement shall have the same legal effect as this contract.


    Thirty-one. The documents required by both parties shall be annexed to this contract.


    Thirty-two. The original contract is in two copies, and each party holds one copy.
