How To Draw Up The Plant Lease Contract

In accordance with the relevant provisions of the state, Party A and Party B, on the basis of voluntariness, equality and mutual benefit, have agreed on the matters relating to Party A's leasing of their legitimate factory premises to Party B.
1. The situation of rental workshop
1, the workshop of party a leased to Party B is located, the construction area of the lease is square meters, and the type of factory building is the structure.
2, the existing decoration and facilities of the housing are attached.
Unless otherwise agreed by the two parties, the annex shall be the basis for verification of Party B's use and Party B's return to the premises at the expiration of the lease term in accordance with this contract.
Two, lease term
1. The term of the lease is from the date of the month to the date of the month.
2, when the lease expires, Party A has the right to recover the rental plant and Party B shall return it on time.
If Party B needs to continue to lease, it shall, three months before the expiration of the lease, submit a written request to Party A and re sign the leasing contract after the consent of Party A.
Party B has the right of priority under the same terms of tenant.
3 Party B shall not sublet the workshop during the lease term.
Three, rent and margin payment method
1. Party A and B agree that the monthly rental fee of the plant is RMB yuan, and the annual rent is RMB yuan.
The rent is payable on an annual basis, and the payment date is before 5 days.
If Party B fails to pay the rent within a period of one day, Party B shall pay 0.5% of the monthly rental fee for late payment.
If the rent is not more than one month, Party A has the right to recover the rental house. Party B shall pay the rent and bear the liability for breach of contract according to the actual date of use.
2, the annual rent is unchanged in the first year, and the rate of increase is 3% - 5% in second years.
3. Once a contract is signed by Party A and B, Party B shall pay Party A a rental deposit for the factory premises, with a margin of three months' rent.
After the delivery of the house, the deposit is converted into rents.
Four, plant requirements and maintenance responsibilities
1. When Party B finds that the workshop and its ancillary facilities are damaged or malfunctioning during the lease period, Party A shall promptly notify Party A to repair it. Party A shall repair it within 3 days after receipt of Party B's notice.
If Party B fails to repair the equipment, Party B may repair it on behalf of Party A.
2. During the lease period, Party B shall use and cherish the workshop and its ancillary facilities reasonably.
Party B shall be responsible for the repair or failure of the workshop and its ancillary facilities due to improper or unreasonable use of the premises.
If Party B refuses to repair, Party A may repair it on behalf of Party B.

During the period, Party A ensures that the factory and its subsidiary facilities are in a normal and safe condition.
Party A shall notify Party B 3 days in advance for inspection and maintenance of the plant.
Party B shall cooperate in the inspection and maintenance.
Party A shall reduce the effect on Party B's use of the plant.
Five, termination and termination of contract
1, after the two parties have reached a consensus, the contract can be terminated.
2, Party A has the right to terminate the contract unilaterally under any of the following circumstances;
(1) the house has not been delivered to the house at the appointed time for one month.
2. The delivered houses and their ancillary facilities do not meet the requirements stipulated in the contract, which seriously affect the use of Party B.
(3) failure to undertake contractual maintenance obligations will result in the failure of Party B to use the house normally.
(4) the houses delivered will endanger the safety or health of the Party B; 5 the fire facilities for the delivery of the houses do not meet the requirements of the national fire safety.
3. Party B has the right to terminate the contract unilaterally and recover the premises if Party B has any of the following circumstances:
(1) not paying or not paying the rent according to the agreement for one month;
(2) alteration of housing use without authorization;

Six. Exemption clause
If the leased building is damaged or caused the loss of the lessee by force majeure natural disasters, the two parties shall not be held responsible for each other.
During the tenancy period, if the lessee is unable to use the leased building due to natural disasters caused by force majeure, the lessee shall notify the lessor in writing immediately.
Seven, liability for breach of contract
During the lease term, both parties must abide by the contract. Any party who violates the provisions of this contract shall pay the other party three months' rent according to the year as a penalty for breach of contract.
Eight, guarantee
Party B guarantees that its business scope is exclusively engaged in the processing of Party A's clothing business (with garment processing contract). If additional items are not related to Party A's clothing, Party A's written consent must be obtained. Without consent, Party A has the right to terminate the contract unilaterally.
Nine. Solutions to contractual disputes
Disputes arising from the execution of this contract shall be settled through consultation between the two parties. If negotiation or mediation fails, the party shall be prosecuted in accordance with the law in the people's court where Party A is located.

1. During the lease term, the cost of communication of water, electricity, gas, telephone and so on will be borne by Party B.

Validity of contract
1. This contract shall come into force on the date of signing by both parties.
In addition to this contract, Party A and Party B may sign supplementary agreements separately.
The supplementary agreement and the appendix to the contract are an integral part of this contract and have the same legal effect as this contract.
2. This contract is made in duplicate. Each party holds one copy and has the same legal effect.
